FALMOUTH, Maine — The Scittery Woods Townhomes project officially broke ground in Falmouth, marking the start of construction on 48 workforce housing units designed to address the local housing shortage. Developers and town officials emphasized that the development will help create attainable homeownership opportunities for residents earning up to 120% of the area median income.
The project is located near Falmouth’s police department, with construction crews beginning work on the two-bedroom units expected to be move-in ready by Summer 2026. Each townhome will feature modern kitchens, open-concept living spaces, private decks, energy-efficient heat pumps, and extra-deep garages.
Falmouth Town Council Chair Bryce Hach said, “This provides an opportunity to provide a greater diversity of housing stock in the community and make it more accessible for people to be a part of Falmouth. High home prices have pushed many potential buyers out of the market, and this project gives them a real chance at homeownership.”
Project developer John Finegan added that the development is possible thanks to a partnership with the town and MaineHousing, including agreements on land purchase and sales prices. Financing includes a $1.5 million loan through MaineHousing’s Affordable Home Ownership program, with 20 units offered at $378,000 and the remaining 28 at $425,000 — all for eligible buyers.
“This development is attracting renters with solid incomes who otherwise struggle to save for a down payment,” Finegan said. “This gives them a chance to achieve homeownership in their community.”
Developers predict that some buyers could move in as early as Summer 2026.
